Job Summary

The Mortgage Loan Officer (MLO) plays an important role in the organization by performing a number of activities aligned to the goals and objectives of the Originations division. The MLO is a customer focused, inside sales position within the Call Center. Will be responsible for both in-bound and out-bound calls throughout the loan origination cycle. Will conduct the initial pre-qualification and prepare the loan application and necessary documentation as set forth in the VA Vendee program.

Essential Functions/Performance Dimensions and Tasks

  • Sales Operations
    • Demonstrates clear subject matter expertise as a License Mortgage Loan Officer with a clear understanding of, and the ability to integrate CFPB, other federal, and state laws, regulations, directives, and procedures pertaining to VA-guaranteed loans, VA contractual requirements, and POS and LOS system requirements to: (CRM - Sales Force, Call Center System - Five9)
      • Sustain Originations workflows associated with the loan call center
      • Maintain appropriate Origination controls and quality metrics
      • Maintain Call Center scripts for your communication with the borrowers
      • Identifies, develops, and maintains a national network of viable realtor and broker relationships which translate into an increased volume of referrals and loan closures for VRM Lending
      • Solicit residential mortgages from various sources (i.e., Real Estate Agents, Direct Consumers, Sphere of Influence, etc.) and produce high-quality loans.
      • Determine the best mortgage loans based on the client's needs in order to ensure compliance and maximum customer satisfaction.
      • Obtain an accurate and thorough URLA.
      • Analyzed credit reports, program guidelines, and financial scenarios, determining appropriate loan product (s).
      • Submit a complete and thorough loan package.
      • Identify and discuss terms and conditions on the various loan products and loan estimates with customers and present recommendations for producing loans while exercising some independent judgment.
      • Provide guidance on the risks and benefits of the programs and communicate the terms to ensure all the required documents and disclosures are signed and returned in a timely manner.
      • Resolve file problems, holdups, and qualifying issues throughout the production and underwriting process.
      • Monitors overall customer interaction and interfaces with all parties involved on each individual loan from application to closing.
      • Collects and analyzes information regarding the customer's income, assets, investments and/or debts.
      • Knowledge and understanding of sales prospecting and generating referrals. Work sourced leads as assigned via the CRM Platform within a 1-2-hour timeframe.
      • Ensures exceptional customer experience by overseeing the loan process from Origination to close, providing ongoing communication to customer and business partners
      • Ability to effectively manage a large pipeline and oversee the loan process by monitoring loan status and ensuring conformity with the various programs.
      • Prepare for VRML VP a weekly report leveraging the CRM platform to document consumer and realtor lead generation and lead activities.
      • Understand and comply with requirements of applicable federal and state law regulations.
      • Have excellent communication skills and be clear and concise when speaking to the borrower.

      • May lead the work of others in the absence of the Processing Team Lead, Underwriters, etc.

Management retains the discretion to add to or change the duties of the position at any time.

Job Specifications

  1. License: Must possess NMLS and SAFE Mortgage Loan Originator Licenses as required per state regulations within 60 days of employment.
  2. Education: High school or equivalent required. Bachelor's degree in finance or business preferred.
  3. Experience: A minimum of two years of previous mortgage origination work experience with a conventional and or government background. Some experience with VA lending is preferred.
  4. 1-2 years of experience and knowledge of sales prospecting, generating, and converting lead referrals.
  5. 1-2 years' full-time refinance or purchase loan origination experience in a retail or call center environment.
  6. Experience developing and cultivating professional relationships (i.e., Real Estate Agents, Title Companies, Attorney network, etc.).
  7. Must have established relationships with diverse real estate agents, existing consumer-based, Sphere of Influence, etc.
  8. Experience developing and cultivating professional relationships.
  9. FHA/VA & conventional loan experience is preferred
  10. Bilingual desired.
  11. Preferred experience with mortgage loan software programs (LOS, POS, CRM, etc.)

  13. Ability to work nights and weekends as needed to support consumers and real estate community time frame

Required Knowledge:

Thorough knowledge of federal and state (e.g., The Truth in Lending Act (TILA), Equal Credit Opportunity Act (ECOA), the Dodd-Frank Wall Street Reform and Consumer Protection Act (Dodd-Frank 2010), mortgage safe harbors; Knowledge of mortgage lending guidelines (e.g., FHA, VA, Conventional, DAPS, etc.); Knowledge of regulatory investor guidelines; mathematics; customer and personal service; TRID. Developing knowledge of the mortgage industry, VA Vendee product, lending practices associated with SAFE HARBOR, QM rules, ATR, and State and Federal regulatory guidelines. Computer skills with the ability to learn loan origination system (Calyx-Path) and other 3-party systems. Excellent communications skills, both verbal and written; Self-starter and possess time management skills

Job Context:

The majority of work will be performed indoors in an environmentally controlled setting. Some conferences will require travel and performing work outside of a controlled office setting. The work environment also includes: business casual; frequent contact with others via e-mail, telephone, face-to-face, letters and memos; daily decisions which have high impact on co-workers and company results; a high level of autonomy within highly structured process flows; and, may frequently include working beyond 40 hours per week.
