Job Description

SRS is immediately seeking an organized and experienced Director of Construction & Facilities to support our real estate expansion strategy and portfolio of Facilities across the US.

This position will report to the Vice President, Real Estate. The Director will oversee a team of Construction Managers, Project Coordinators, and Facilities Managers.

The successful candidate will be comfortable in a high paced environment and able to apply their knowledge of best practices in light industrial and IOS warehousing to ensure on-time completion of construction projects. The successful candidate will be comfortable with an organization where speed, adaptability, and a field-first mentality are paramount.

Responsibilities

  • Create a culture that insures the highest standard of performance and quality from construction, sourcing, vendors and peers.
  • Manage construction project timelines, critical dates, and budgets as assigned.
  • Pre-qualification of site feasibility for fire suppression systems, zoning, permitting and usage requirements.
  • Manage pre-bid, pre-construction meetings or walk-throughs of sites. Quickly prepare and turnaround scope, budget, and timeline estimates in support of Real Estate negotiations.
  • Obtain all necessary documentation (Certificates of Occupancy) and permitting associated with each project.
  • Review pay applications, sworn statements and lien waivers for compliance and accuracy.
  • Ensure team keeps update milestone tracking reports and project timelines.
  • Coordinate with GC's, Architects, MEPs, county and city officials, and other vendors.
  • Manage project risk proactively and actively and regularly communicate progress with all key stakeholders (real estate, field and branch leadership, and third-party vendors).
  • Additional duties as may be required to support relocations, remodel and facility repair projects as needed.

Qualifications

  • Bachelor's degree in engineering, Architecture, or a related field
  • Minimum 5-7 years of directly related experience in a construction manager role specific to industrial and light industrial warehouses.
  • Experience and proficiency working within a construction management software
  • Proficiency in understanding zoning, construction schedules, NFPA code, and tenant improvement buildout scopes.
  • Hazmat / high pile permitting knowledge is a plus.
  • Exceptional organizational skills and attention to detail and accuracy with an ability to manage multiple projects, prioritize work, manage timelines, and control project budgets.
  • Highly effective verbal and written communication skills.
  • Ability to read and understand construction specifications.
  • Experience building relationships with internal and external stakeholders and consultants.
  • High level of proficiency with Excel, Word, and PowerPoint.

Travel as required but will largely be at the discretion of the Director of Construction based upon need. This position will be expected to effectively manage project
